Air Conditioning


Air conditioning is provided by way of a series of rooftop units serving various parts of the building. In addition, a number of smaller split systems serve certain individual tenant spaces. Westminster Centre South is also equipped with a state of the art VRF (variable refrigerant flow) system. For specific information about the unit(s) serving your premises, please contact the administration office.

Operating Hours

Cooled or heated air is provided during the hours that each portion of the building is typically occupied and open for business. During these regular business hours, building temperature will be held within the range outlined below. After hours (and on weekends or Statutory Holidays, as may be applicable), the air conditioning systems shut off and the building temperature will be allowed to drop to the night set back temperature.


For the office floors, we follow the standards developed by American Society of Heating, Refrigeration and Air-Conditioning Engineers (ASHRAE). During the winter months, the optimum (set) temperature is 22 degrees Celsius (71 degrees Fahrenheit) and a range of 20 to 24 degrees Celsius. During the summer months, the set temperature is 24 degrees Celsius (76 degrees Fahrenheit) and the temperature will be kept within the range of 22 to 26 degrees Celsius. For retail units, we operate the systems within the same general ranges, except that several retail spaces are equipped with separate, additional systems which provides for more direct control.

Personal Preferences

Some people like it cooler, some people prefer warmer air. Some people dress warmly, some people do not. As such, it is impossible to provide an air temperature that everyone likes. Please appreciate that we cannot please everyone at all times. We follow the standards set by ASHRAE, which is a widely accepted standard for indoor office conditions. If the set temperature causes concern for you, please dress in layers or vary your clothing accordingly.

Window Coverings

During the summer months, in order to keep the building temperature within the desired range, it is desirable to keep the window coverings on the exterior windows closed during those hours that the sun is directly shining on the windows. This affects mainly the West side of the building. On sunny days, when the window coverings are left open and the floor is allowed to heat up, it will take considerable time to cool the floor back down to the desired temperature range.

Bicycle Storage

Westminster Centre offers a secured bicycle storage room for use by people who work in the building. All users must be registered with the administration office. Security access FOB's are provided (or existing FOB's can be programmed) for access to the bike room..

A floor mount CORA bicycle rack is provided in the bicycle room. While the door to the bicycle room is locked at all times, we require that all bicycles be locked to the rack with a high quality lock.

We cannot be held responsible for damage to or theft of bicycles, and bicycles are left at the owner's risk. Bicycles may not be left overnight.

The bicycle room is accessible from 6:30 a.m. to 6:30 p.m. Monday to Saturday, and 8:30 a.m. to 6:30 p.m. on Sunday. After these hours, the door to the room is double locked with an additional deadbolt.

Building Hours

Ground Floor

The ground floor of the building is open to the public from 6:00 a.m. to 11:00 p.m. seven days a week including weekends and Statutory holidays. Those retail stores with entrance doors directly onto Sixth Street may open longer hours.

Second Floor

The 2nd floor lobby of the building is open during the same hours as the ground floor above.

Office Floors

The 3rd and 4th floors at 555 Sixth Street are open from 8:00 a.m. to 6:00 p.m. Monday to Friday (except Statutory holidays). During these hours, the passenger elevators will provide public access to the floors and the entrance doors from the P3 parking level will be unlocked. The third and fourth floors are closed to the public after these hours, on weekends and on all Statutory Holidays. For authorized users, after-hours access to the office floors is provided by way of a card access system.

Card Access

Westminster Centre is equipped with a sophisticated card access system that enables authorized users after-hours access to the building and access to secure floors. Card readers are located at the main entrance, in the elevators, and at doors throughout the building. Presenting a valid access card to the card reader will unlock the door or activate the elevator control panel.

Requests for new access cards must be authorized by the owner or manager of each company. Please fax the completed access card request form to (604) 525-1387. Typically, access cards will be ready for pick-up at the administration office on the 3rd floor within 24 hours. The access card cannot be picked up by anyone other than the person to whom it is to be issued.

In order to maintain a high level of security, the loss of an access card must be reported without delay.

Directory Board

Listings on the directory board in the main lobby or in the elevator lobbies on each floor are available for companies or persons leasing space in the building. Certain restrictions apply. We follow a set of guidelines in order to keep the directory board readable and organized.

Emergency Contact Information

Garbage & Recycling

A central garbage compactor and bins for cardboard, office paper, and other recylables are located in the Recycling Centre along Fifth Avenue. It is each businesses responsibility to bring their garbage and recyclables to this central collection point and to sort and deposit the items in the appropriate bins. Access to the Recycling Centre is by security access card only.


All businesses located at Westminster Centre are required to take out insurance coverage. This insurance coverage must include comprehensive general liability insurance and property damage insurance. For specific requirements, please refer to the lease agreement covering your premises.

The comprehensive general liability insurance must have a limit of not less than $3,000,000 per occurrence for office tenants and $5,000,000 per occurrence for retail tenants. This limit is subject to change from time to time, and may be higher depending on, among other factors, the particular use of the premises.

The property damage insurance must include the full replacement value of the contents of the premises (i.e. furniture, fixtures, equipment) and the full replacement value of all leasehold improvements in the premises. Leasehold improvements covered under the tenant's policy include all improvements in the premises, including walls, doors, glass, cabinetry, millwork, and wall and floor finishings, whether or not these were previously existing or installed by the tenant. The building's insurance policy covers only the base building and base building systems. The landlord must be listed as an additional named insured on the policy.

Mail Delivery and Postal Codes

Mail Delivery

Westminster Centre is one of the few remaining buildings in which Canada Post still delivers mail to each of the businesses, rather than to a central mail box. Mail is typically delivered to your suite around 10 a.m., Monday to Friday. Westminster Centre South has a central mail box in the mail room located in the ground floor elevator lobby. Access to the mail room is by security access card and tenants will be issued keys for their own mail box.

Outgoing Mail

Red Canada Post mail boxes are located on Sixth Street, the closest one is on the sidewalk near Tim Hortons. Pick-up time is 4:00 p.m., Monday to Friday. The closest post office is located at 617 Belmont Street, approximately ½ block from Westminster Centre.

The postal codes for the building are as follows:

  • For street front retail businesses on the ground floor: V3L 3B9.
  • For all other businesses (interior retail, office floors): V3L 5H1.
  • For BC Safety Authority: V3L 0E1
  • For office tenants of Westminster Centre South: V3L 3B9.

Maintenance and Janitorial Service

In general terms, maintenance and repairs to the common areas and facilities is completed by building staff, and maintenance and repairs of improvements within the tenant premises is the responsibility of the tenant. Exceptions may apply: check the lease for your premises for any particulars, or contact the administration office at (604) 525-8866.

All maintenance and repairs must be completed by qualified contractors. Please contact the administration office for references to approved contractors.

All work affecting base building systems, which include air conditioning systems, fire detection and prevention systems, and security systems must be handled by building staff. Please contact the administration office.


Rekeying is generally handled by the building's locksmith. Exceptions may apply to certain retail tenancies. Please contact the administration office for more information.


Cleaning of the common areas (common washrooms, hallways, lobbies) is completed by the building's janitorial staff or contractor. The cleaning of tenant spaces is generally the responsibility of the tenant.

Customer Parking

Customer parking is provided on all three levels. Parking level P2 is the designated customer parking level for London Drugs and other retail businesses. P1 is the designated customer parking area for the grocery store. Customer parking is limited to 3 hours.

Staff Parking

Staff parking is permitted only with valid parking permit, and only in designated areas. Please contact the administration office for staff parking areas.

Parking permits must be displayed in the vehicles windshield at all times. Please keep your vehicle locked and secured, and remove all valuables from the vehicle.

Rooftop Patio

Westminster Centre features a large rooftop patio, available for use by all people who work in the building. Tables and chairs, and a patio cover are provided. The patio is located on the 3rd floor and is accessible from parking level P3.

Westminster Centre is patrolled by on site security officers. Security services are provided by Concord Security Corporation. The security officers primary responsibility is to patrol the common areas, including the parking areas and the common hallways, lobbies and sidewalks. However, security staff is available to assist with any disturbances within tenant spaces.

To contact the security officer, please page (604) 645-0199, and enter your suite number. If your call is urgent, enter your suite number, followed by Star(*)-9-1-1. Concord Security's operations and dispatch centre can be reached at (604) 689-4005.

For medical or other emergencies, please call 9-1-1 first to report the emergency to authorities, and then page the security officer for assistance.


Pursuant to local bylaws, smoking is not permitted anywhere inside the building or on the adjacent grounds. This includes the parking levels. We also do not permit smoking at or near any of the entrances to the building, including the entrance from the P3 parking level.

The designated smoking area for staff members working in the building is the exterior walkway on level 2 facing Sixth Street (outside the 2nd floor lobby). Keys for access to this area are available for sign out from the Administration Office.

In respect for others, please refrain from smoking anywhere in the building other than the designated smoking area.
